Terms and conditions

Deposit

  • A $1,000 deposit will be due at the time of booking. This will be refunded in full after checkout if all the terms and conditions are met.

 

By booking a stay with us you agree to ALL of the conditions below.

  • Check in is 4PM. Checkout is 11AM

  • Keyless door entry. The code will be your wedding date. For example September 12th would be 0912.

  • Absolutely no smoking anywhere on the property, except on the pool patio.

  • No shoes in the house, please leave them by the front door entry way.

  • No more than 12 People are allowed to sleep at the house this is the hard limit maximum capacity.

  • Please report any damage or problems that may occur immediately by calling or texting Lester at (845) 464 - 2434. (Call or text immediately).

  • No parties. If you want to have pre or post wedding celebrations with additional people (over 20 people) there will be an additional fee of $500. 

  • No loud music after 10pm. Guests are expected to keep noise levels down, especially during late hours, to respect the neighbors. 

  • Enjoy the pool at your leisure, but please be aware that you agree to use it at your own risk.

  • The indoor fireplace has never been used and is for show only.

  • The outdoor fireplaces are availble for use.

  • Please make sure you completely put out any fireplace prior to leaving it.

  • Guests are responsible for any damages caused during their stay.

  • Guests are required to keep the property clean and tidy during their stay, and are responsible for disposing of their trash properly.

  • Any lost or stolen items from the property will be the responsibility of the guest.

  • Absolutely no wipes or feminine products can be flushed down the drain. The house is on a septic system and any wipes or feminine products will cause harm to the system. We will be forced to pump the entire system out of so. If any feminine products or wipes of any kind (including flushable or bio degradable) are flushed down the drain there will be a non-negotiable $800 additional fee. 

  • Guests must adhere to all local laws and regulations, including those related to noise, parking, and waste disposal.

  • Any violation of the terms and conditions may result in additional fees or eviction from the property without refund.

  • Host reserves the right to access the property for maintenance or emergency purposes during the guest's stay, with prior notification whenever possible.

  • There are 2 air mattresses on site for your use, If you use them please deflate them and put them back to their original position after use. 

  • Any/ all additional fees will come out of your security deposit.

Pets

  • No pets without prior approval. The only pet that might be allowed is a Dog.

  • Any pets require prior approval and have an additional $150 cleaning fee.

  • If we approve your pet you are entirely and solely responsible for your pet, including but not limited to any damages created by your pet(s).

  • Absolutely no pets or dogs in the pool. If your dog goes in the pool your entire deposit will be revoked and you will immediately be kicked out of the property with no refund. Dogs in pools create many thousands of dollars in damage, by contaminating the water, shedding and clogging the filter or the blockage in the underground pipes. They can also easily rip the liner in the pool which will be at your expense to replace, so to avoid this please do not have your dog go in the pool.

  • When your dog is outside, it is required to be well trained or be on a leash. If your dog runs onto a neighbor's property or is out of control you will be asked one time to control it. If it happens again you will immediately be kicked off of the property, without a refund.

Security Cameras

  • There are multiple security cameras located around the exterior of the property including but not limited to a ring door bell camera. This is for you your added security. 

Pool Rules

  • Enjoy the pool at your leisure, but please be aware that you agree to use it at your own risk.

  • Children must be supervised by an adult at all times while in or around the pool area.

  • No diving or running around the pool to prevent accidents and injuries.

  • Guests are responsible for their own safety and should refrain from swimming alone, especially at night.

  • Pool toys and equipment are provided for guests' enjoyment but must be used responsibly and returned to their designated storage area after use.

  • Guests are responsible for any damages to pool equipment or accessories caused by misuse or negligence.

  • Pool hours may be restricted to specific times to accommodate maintenance or safety concerns; guests are expected to adhere to these designated hours.

  • In the event of inclement weather or maintenance issues, access to the pool may be temporarily restricted or closed; guests are expected to comply with any instructions provided by the host regarding pool usage during such times.

  • Any damage or contamination caused to the pool by guests, including but not limited to bodily fluids, will result in a pool cleaning fee charged to the guest's account.

Departure Checklist

  • Before leaving please place all trash in garbage bags and put them outside by the basketball hoop.

  • Kitchen must be clean, including stove and oven. Please wipe all spills and splatters off of the stove, refrigerator, floors, and counters using only soft side sponge.

  • Dishes, silverware, pots and pans used during your stay should be washed please do not leave dirty dishes.

  • Please turn off all lights.

  • Return all thermostats to 69F. 

  • Bed Linens: Strip beds of used linens and place them in the downstairs bathroom located by the kitchen.

  • Towels: Collect used towels and place them in the downstairs bathroom located by the kitchen.

  • Outdoors: Please return all furniture, chairs and umbrellas to their original position. 

  • The outdoor BBQ and cooktop if used must be throughly cleaned or an additional cleaning fee will be applied.

  • Please have someone, or better yet, everyone do a last minute walk around. Left items CANNOT be returned. Check outside as well.

  • Please report any damage or problems that may have occurred during your stay. (Call or text immediately).

  • Please notify once you have checked out via text or call, again checkout is 11AM.
