Deposit

• ​A $1,500 deposit will be due at the time of booking. This will be refunded in full after checkout if all the terms and conditions are met.

 

By booking a stay with us you agree to ALL of the conditions below.

• Check in is 4PM. Checkout is 11AM

• Keyless door entry. The code will be sent to you 2 weeks before arrival date.

• Absolutely no smoking anywhere on the property, except on the pool patio, there are multiple ash trays please make sure to dispose of cigarettes into the ash tray and not on furniture or on the ground.

• No shoes in the house, please leave them by the front door entry way.

• No more than 10 people are allowed to sleep at the house this is the hard limit maximum capacity. Up to 10 adults and 2 kids. There are 4 beds and 2 sofas with a pull out queen size mattress.

• Please report any damage or problems that may occur immediately by calling or texting Lester at (845) 464 - 2434. (Call or text immediately).

• No parties. If you want to have pre or post wedding celebrations with additional people there will be an additional fee of $550. 

• Guests are expected to keep noise levels down, especially during late hours, to respect the neighbors. 

• Enjoy the pool at your leisure, but please be aware that you agree to use it at your own risk.

• The indoor fireplace has never been used and is for show only.

• The outdoor fireplaces are availble for use, if you need help starting the outdoor fire places please contact host.

• Please make sure you completely put out any fireplace prior to leaving it.

• Guests are responsible for any damages caused during their stay.

• Guests are required to keep the property clean and tidy during their stay, and are responsible for disposing of their trash properly.

• Please be aware that there is a 10-day period from checkout to settle any outstanding balance for damages that are in excess of your deposit.

• Any lost or stolen items from the property will be the responsibility of the guest.

• Absolutely no wipes or feminine products (including flushable or bio degradable) can be flushed down the drain. The house is on a septic system and any wipes or feminine products cause significant harm to the system. We will be forced to pump the entire system out of so. If any feminine products or wipes of any kind (including flushable or bio degradable) are flushed down the drain there will be a non-negotiable $800 additional fee. Please dont flush anything thats not toilet paper.

• Guests must adhere to all local laws and regulations, including those related to noise.

• Any violation of the terms and conditions may result in additional fees or eviction from the property without refund.

• Host reserves the right to access the property for maintenance or emergency purposes during the guest's stay, with prior notification whenever possible.

• There are 2 air mattresses on site for your use, If you use them please deflate them and put them back to their original position after use. 

• Additional fees will come out of your security deposit, if there is damage in excess of your security deposit your credit card on file will be billed automatically.

Pets

• No pets without prior approval. The only pet that will be allowed is a Dog.

• Any pets require prior approval and have an additional $150 cleaning fee.

• If we approve your pet you are entirely and solely responsible for your pet, including but not limited to any damages created by your pet(s).

• Absolutely no pets or dogs in the pool. If your dog goes in the pool your entire deposit will be revoked and you will immediately be kicked out of the property with no refund. Dogs in pools create many thousands of dollars in damage, by contaminating the water, shedding and clogging the filter or the blockage in the underground pipes. They can also easily rip the liner in the pool which will be at your expense to replace, so to avoid this. PLEASE do not have your dog go in the pool.

• When your dog is outside, it is required to be well trained or be on a leash.

Security Cameras

• There are multiple security cameras located around the exterior of the property including but not limited to a ring door bell camera. These record audio and video around the exterior of the property. This is for the safety of the property and the safety of the guests that stay at the property. There are no recording devises of any kind inside the house.

Pool Rules

• Enjoy the pool at your leisure, but please be aware that you agree to use it at your own risk.

• Children must be supervised by an adult at all times while in or around the pool area.

• No diving or running around the pool to prevent accidents and injuries.

• Guests are responsible for their own safety and should refrain from swimming alone, especially at night.

• Pool toys and equipment are provided for guests' enjoyment but must be used responsibly and returned to their designated storage area after use.

• Guests are responsible for any damages to pool equipment or accessories caused by misuse or negligence.

• Any damage or contamination caused to the pool by guests, including but not limited to bodily fluids, will result in a pool cleaning fee charged to the guest's account.

Outdoor Kitchen

• Guests are welcome to utilize the BBQ and outdoor kitchen during their stay. However, it is imperative that all units are thoroughly cleaned after use.

Cancelation policy

• Free Cancellation: Guests can cancel for a full refund up to 48 hours after booking, as long as the cancellation occurs at least 14 days before check-in.

• 50% Refund: Cancellations made 7 days before check-in will receive a 50% refund for all nights.

• No Refund: Cancellations made within 7 days of check-in are non-refundable.

• Early Departures: If a guest decides to leave early after check-in, the remaining nights are non-refundable.

• Changes to Reservations: Reservation changes are subject to availability and may result in additional fees.

• In all cases, credit card processing fees are NOT refundable.

Departure Checklist

• Before leaving please place all trash in garbage bags and put them outside by the basketball hoop.

• Kitchen must be clean, including stove and oven. Please wipe all spills and splatters off of the stove, refrigerator, floors, and counters using only soft side sponge.

• Dishes, silverware, pots and pans used during your stay should be washed please do not leave dirty dishes.

• Please turn off all lights.

• Bed Linens: Feel free to leave all bed linens (sheets and blankets) on the beds; our cleaners will take care of them.

• Return all outdoor furniture, chairs, and umbrellas to their original positions.

• If you used the air mattress, please deflate it and return it to the linen closet.

• Towels: Collect used towels and place them in a pile on the floor.

• The outdoor BBQ and cooktop if used must be cleaned.

• Please have someone do a last minute walk around.

• Please report any damage or problems that may have occurred during your stay. (Call or text immediately).

• Please notify once you have checked out via text or call, again checkout is 11AM.
